Read beyond the square-foot rate
A quoted rate is meaningful only alongside the area definition and specification. Ask how the quoted area is measured and what assumptions were used. Site conditions, layout, structural requirements and finish selections can change the overall scope.
Separate the major work packages
Review site preparation, structural work, walling, waterproofing, electrical and plumbing provisions, flooring, doors, windows, painting and external works. Ask which items are allowances, which are fixed selections and which are excluded.
Record decisions and changes
Agree who approves material samples, how substitutions are handled and how additional work is priced. Link payments to agreed stages in the contract. Keep a written record of drawing revisions and client decisions to reduce misunderstandings.
Does Annai publish a fixed construction rate online?
No universal project rate is published here. Request a scope-based discussion using your site, drawing and finish requirements.
